Updated September 2026. The rules below replace the older €250,000 threshold that many websites still mention.
The Greek Golden Visa gives non-EU citizens a five-year residence permit in Greece in exchange for an investment, most often in real estate. The permit is renewable for as long as the investment is kept, it can include the family, and there is no minimum stay requirement.
What changed in 2024
Law 5100/2024 replaced the single €250,000 threshold with a system based on location. The new amounts apply to applications under the new rules, which came into force at the end of August 2024.
- €800,000 in the Region of Attica, the Regional Unit of Thessaloniki, Mykonos, Santorini and islands with more than 3,100 inhabitants.
- €400,000 in all other areas of Greece.
- €250,000 only for converting a commercial building into a home, or for restoring a listed (heritage) building. The works must be completed before the application.
Conditions for the property
- For the €800,000 and €400,000 routes, the investment must be in a single property of at least 120 m². Buying two or more smaller units to reach the amount no longer qualifies.
- The property cannot be rented short-term (for example through Airbnb). Breaking this rule can lead to a €50,000 fine and the loss of the permit.
- Long-term rental is allowed.
What this means for Asprovalta
Asprovalta belongs to the Regional Unit of Thessaloniki, so a Golden Visa purchase here falls under the €800,000 threshold and the 120 m² minimum. Most of our apartments are bought as holiday homes or as investments without a Golden Visa. Before you invest
The rules and the official interpretation of the zones have changed several times since 2024. Always confirm the exact requirements for a specific property with a Greek lawyer before signing. Changes to property transfer tax for non-EU buyers have also been announced for 2027, so timing may matter.
